Being centered in the heart of Mountain Park, the Valley and Glassy Mountain, and just east of Lake Keowee, we are strategically positioned as a local builder you can count on to effectively manage your construction needs.

Fairview Builders, LLC primarily specializes in the construction of custom homes in the 3,000 square foot to 6,000 square foot range. We can use your completed plans and concepts, or, we can start from scratch with our architect to bring your dream home to reality. We also build spec homes, especially for lot owners who have had difficulty in selling their property. This way they can move their lot and make even more money.

The process to build a home in this area and type of terrain needs to be carefully composed and followed to ensure that you get what you want, when you want it, and at the price you planned for. Plan on an 18 month design/build period, understanding that the time required may be significantly less or more. The following steps show the typical order that we follow, although you may already have completed some of the process and can begin at a point down the list:

  1. If you have not yet purchased your lot, we can go with you to help you to evaluate one or more lots for suitability. Many different views and house orientations can be capitalized upon once the dynamics of a lot are determined. Your sales professional can zero in on what type of lot and price range you need, and Fairview can help you visualize what can and cannot be achieved on each particular lot. Also, we can help you to understand the differing costs associated with building on different types of lots.

  2. Once you have your lot, we will work with you closely in order to understand your house concepts and goals. We can utilize your “catalog” plans and modify them to fit the lot, or we can take your vision and create your home by utilizing our architect to create your plans. Computer assisted “walk throughs” can show you actually what you will see when you walk from one room to the next. You can even walk through a wall and see the view of the next room that way!

  3. At this point, we normally will have signed an agreement with you based upon a conceptual cost per square foot. We then complete the site design and other plans and paperwork needed to submit the application package to the community’s architectural review board (ARB).

  4. Once the ARB gives final approval for the plan, and prior to construction, your exact specifications and cost estimate will be finalized. With this agreement finished, construction can begin immediately.
